本文基于领域调查的实证研究,以天庆.丽舍情园为案例,运用分离指数和G IS的分析方法,针对居民个人的特性、工作地、原住处等因素,研究其在居民住房选择行为中的相互关系.研究表明居民相近的个人特性趋向于选择相近的住房环境,社会和经济的功能特性开始影响居民的住房位置选择行为和住处分离现象开始出现.揭示了居住的住房位置选择行为中普通的空间分异规律,为房地产开发企业决策以及政府国土资源规划、宏观调控等提供一定的参考.
This paper based on field surveys of empirical research, set Tianqing liseqingyuan as a case, using separate index and GIS analysis methods, in view of the characteristics of individual residents, work palce, the original place of residence and other factors, research the mutual relations in the conduct of housing options of its residents. The results show that residents of similar characteristics tend to the personal choice of similar housing environmental, social and economic functional features began to affect the residents of housing and residence location choice of separation phenomenon. Revealed the spatial differentiation of location of housing choices in the ordinary acts, it provide references for the real estate development business decisions and the Government of national land and resources planning, such as macroeconomic regulation and control to provide.
