分析了我国目前物业管理服务质量研究的现状,并结合六西格玛的特点介绍了定义-测量-分析-改进-控制(define-measure-analysis-improve-control,DMAIC)流程,并给出了某物业管理企业的应用案例。该六西格玛项目通过顾客满意度调查收集数据,进行指标的相关性分析,并由重要性系数和满意度指数确定出各个指标在指标评价图中的位置,据此确定需要改进的因素,并追踪改进效果,实现持续改进。
This paper addresses the status of the service quality in property management, and gives an introduction to define-measure-analysis-improve-control (DMAIC) process of six sigma followed by a case in property management. The data in this project are collected through the customer's satisfaction survey, and then the correlation analysis of these indicators is conducted. After that indicator evaluation graph is used to determine the factors for improvement.
