商品房价格受多种因素影响,其中土地财政依赖与商品房价格间存在着不显著的正向关系;经济适用房的供给量显著负向影响商品房的价格,负向调节着土地财政依赖与商品房价格之间的关系。为了控制房价过快上涨,应合理分配土地财政收入,提高保障房建设的投入比例;增加经济适用房供给量,降低购房预期;拓宽地方政府融资渠道,理清地方政府债务关系。
Commercial housing price is influenced by so many factors;and among all these factors,there is the positive relation between land financial dependence and commercial housing price;the quantity supplied of affordable house has significant negative impact on commercial housing price;and it has the negative moderating effect on the relationship between land financial dependence and commercial housing price. To control the quick rising housing price,we should rationally distribute land financial income,improve the proportion of investment of indemnificatory housing,increase quantity supplied of affordable housing,reduce people’s purchasing expectation,expand local governments’financing channel,and clarify debt relation of local governments.
