本文在采用因子分析识别评价指标的基础上,构建城市居民动态住房支付能力评价模型,并对2014年北京、天津、河北地区城市居民动态住房支付能力进行评价。研究表明,动态住房支付能力评价值比静态评价值更具参考意义;以按揭贷款方式购买住房比租赁同等面积大小住房所需费用更低;通过京津冀地区比较研究表明,城市居民动态住房支付能力区域化差异明显,政府、房地产开发商及居民应根据各地区实际情况采取措施解决住房问题。
The paper identifies evaluation index by using factor analysis, establishes the evaluation pattern of urban esidents’ housing affordability, and in 2014,appraises the urban residents’ housing affordability in Beijing, Tianjin and Hebei.It is estimated that the dynamic of housing affordability than static value more reference value; To purchase housing mortgage loan are lower than those of lease the same size housing costs; Through the comparative study shows that the beijing-tianjin-hebei region urban dynamic housing affordability obvious regional differences,government, real estate developers and residents according to the actual circumstance of regional measures should be taken to solve the housing problem.
