Based on risk-return theory, the article shows that the investment risk of regional real estate mainly consists of system risks and non-system risks in our country, the real estate system risk model of Liaoning province is constructed, and spatial statistics are used to evaluate real estate system risks of fourteen cities in Liaoning province.
