利用2005-2012年31个省、自治区、直辖市的面板数据,以房屋竣工面积、利率和城镇居民人均可支配收入为控制变量,分析了城镇化对房价的影响机理。结果表明,城镇化和城镇居民人均可支配收入显著正向影响房价,利率则与房价之间存在着显著负向关系;城乡收入差距在城镇化对房价的影响中起调节作用。
Use panel data of 31 provinces,autonomous regions and Municipalities between 2005 and 2012,this paper choose the completion area of housing,interest rate and urban per capita disposable income as control variables,analyzes the impact mechanism of urbanization on house price. The result shows that,urbanization and urban per capita disposable income positive effect house price significantly and there is a significant negative relationship between interest rate and house price. The income gap between urban and rural areas plays a moderating role in the impact of urbanization on house price.Lastly,in view of research conclusion,it puts forward some policy suggestions to restrain the rapid inflation of house price.
